Per your request I inspected a residence at _________________ on (date) ___________. The following information is
the result of the visual inspection. This was not a codes inspection. No tests were conducted to determine the
presence of environmental hazards. There was no inspection of the sewage system. The attic was entered and
inspected from floored areas only. The crawl space was entered and all exterior walls were viewed and plumbing
facilities closely observed. The cut-off for the water supply is near the northeast corner of the crawl space. The
residence shall be considered as facing north for reference purposes. Please refer to the booklet given you at the end
of the inspection for additional information.
1. The property is poorly sloped on the southwest side.
2. The foundation grading is poor on the west side. Proper foundation grade can be achieved by a positive slope
of one inch per foot for the first five feet from the foundation wall in all areas.
3. The outside water faucets are not secured to the wall.
4. The electrical outlet at the deck is not properly secured.
5. There is a tree to near the foundation on the northwest corner.
6. The steps at the front porch need pointing and sealing, and have some loose brick.
7. The handrail on the front porch steps is not secure.
8. The guardrail on the east side of the front porch is not secure.
9. The upper wall trim has fallen at the front porch.
10. Some of the fossit cover is loose on the east side and south side.
11. The garage was cluttered and many areas could not be observed.
12. The cover is damaged on an electrical outlet on the west wall of the garage.
13. The air handling unit in the attic was not working properly. The thermostat indicated the unit to be in the off
mode and the internal fan that provides combustion air was running. I changed the mode to cool and changed the
thermostat to 74 degrees. The fan continued to operate and after approximately one hour the temperature according
to the thermostat had increased by 2 degrees. When I operated the kill switch at the unit both fans stopped. When I
turned the switch back on both fans started again.
14. The plumbing drain at the kitchen sink has a negative slope.
15. The handrails are missing from the stairwell.
16. The water from the downspout at the southwest corner is running against the foundation wall.
17. The water from the downspout at the northeast corner of the front porch is backing up against the porch wall.
18. Leaf deposits in the roof valleys are causing overflow of the gutters at inside corners.
19. There should be no plumbing drain connections between the floor drain at the shower stall and the trap. There
are two. I detected a bad odor in the shower at the time of the inspection.
20. There was unidentified growth on the wood below the shower stall.
21. There was unidentified growth on the wood below the kitchen floor.
22. The area between the sill plate and the sub-floor is open between the joists beneath the bay window.
23. The water supply lines are not properly supported in the crawl space. They should be supported a minimum of
every 8 feet and near joints.
24. There was standing water at the inside foundation wall beneath the bay window and the lower portion of the
foundation wall was wet in that area.
25. The access door to the attic is not properly attached and the trim is split.
26. The wall is cracked in the area above the attic entrance.
27. There were two closet doors that were off track.
28. The dead bolt was not working properly on the living room front door.
29. There is no trim at the base of the dormer windows and there are openings at the base of the walls in the area
of the dormer windows.
30. The drain for the right hand sink in the master bathroom is non-standard and the drain stop handle is missing.
31. The electrical outlets in the room above the garage all tested to have an open ground.
32. The floor needs grout at the bathtub in the hall bathroom.
33. The toilet in the hall bathroom is loose on the right side.
The home appears to be structurally sound. The floor supports appear to be adequate and plumb. The roof structure
appears to be in good condition. There is available storage area in the attic.
